In any case, though, the bank or purchaser at auction must adhere to the correct procedures to remove the former owners. Once a constant of almost every lifter’s workout, squats are coming under fire from numerous sectors of the fitness and health industries. There has been little evidence to indicate squatting — done with proper form — actually hurts one’s back or knees, but single leg exercises are becoming more popular.
In fact, while squats may not directly harm one’s lower back, it seems that the strength of the low back is the weakest link in the chain when attempting to move heavy weights with one’s lower body. Going to single leg squats or Bulgarian split squats still works the legs but takes the lower back out of the movement.
So should you take squats out of your workout plan? Maybe, maybe not. But adding in a few single leg movements can help you keep seeing progress and protect the stability of your lower back and spine.
MLB Interleague Play Starts in 2011 With Yankees at Cubs

MLB interleague play begins this week and will last throughout the league for the next 17 days. This week has two organizations meeting for the second time in their storied histories when the Yankees travel to the Windy City to take on the Cubs at Wrigley Field. The Yankees go into interleague play with the best record in baseball during this period (146-103), and with third baseman Alex Rodriguez pounding out an outstanding 176 RBI in his career in interleague play and closer Mariano Rivera the all-time interleague save leader. Odds makers believe they will blow into the Windy City and be successful in their three game series. The games will be played on Friday and Saturday afternoon and then the finale on Sunday evening.
It has been a somewhat disappointing season thus far for the Cubs. They have a 5 -10 record this month and are currently in fourth place in their division. The Yankees trail the league leading Red Sox in their respective division.
The main criticism of interleague play since it’s inception has been the loss of the DH for the AL, but it doesn’t seem to be an issue for fans. They pack the stadiums at a 12% higher rate over this 17 day period, and let’s face it, that is what really matters. The fans in Chicago want the Yankees to come play at Wrigley, no matter how poorly the Cubs are playing. This is the main attraction regarding this portion of the season. There are some rivalries developing, but the seem more forced than anything. Rivalry or not, fans want to see something different, so they will pack the parks and for the next 17 days, they will make baseball more important than anytime other than September and October.

Ease Into a New Running Program to Avoid Injury

One very simple way to get hurt during working out, running, or playing sports is to start with too much activity. If you have not run for a year, do not start with a six-mile jog, and if you have not lifted weights ever, do not start with 225 lbs on the deadlift.
While everyone experiences little aches and pains at times, many serious injuries can be avoided simply by not doing too much too soon and by easing into a new workout plan. This allows the body’s muscles and joints to adapt to the new demands placed on them.
Although most people’s first thought is to jump into a new workout program headlong, easing into it for at least the first week and finding some baselines for one’s current fitness level is always a better way and can lead to being active and healthy for longer without injury.
How Can You Get Out of a Chapter 13 Bankruptcy?

There are at least four different ways to get out of Chapter 13 bankruptcy, most of which can be considered depending on the situation. The first way to stop a Chapter 13 bankruptcy before finishing the three- or five-year repayment plan is called a hardship discharge.
There are specific tests that must be met to quality for a hardship discharge, however. As well, this is not the preferred alternative from the bankruptcy court’s perspective. Instead, the bankruptcy court desires modification of the plan if the filer runs into an economic hardship.
The third alternative to end Chapter 13 bankruptcy is to convert it to a Chapter 7, which will attempt to sell nonexempt assets and discharge as many of the debts as can be allowed. Finally, the filer can have their bankruptcy case dismissed in order to get out of the Chapter 13.

One reason people may not have as easy a time working out in the morning is that, if they begin their workout too early, their spinal column has not had enough time to regain its typical viscosity that it has throughout the day.

At the end of the foreclosure process, once all of the notices have been sent and published and the lawsuit has ended, a public auction is held to dispose of the property. This typically called a sheriff sale or trustee sale, and is the event during foreclosure where borrowers’ ownership interest is transferred to the buyer at auction. But sheriff sales do not always go smoothly, and homeowners may need to find out if their home was sold or not.
For instance, if the lender called off the scheduled sale for any reason, homeowners may believe that their property was sold out from under them when they are, in fact, still the owners. Mortgage Foreclosure and Government Loans

In the event of a disaster, Fannie Mae requires foreclosing servicing companies to reconsider evicting homeowners, especially if there is a lack of available housing. If the mortgage servicer and its attorneys decide not to proceed with an eviction, they may charge the former owners rent on a month-to-month basis, depending on what the borrowers can afford.
Having a full foreclosure or a bankruptcy on one’s credit report is typically fatal to new mortgage applications for the first two years after the incident. A deed in lieu of foreclosure is viewed as just one small step below having a full foreclosure. Thus, the main benefit of the deed in lieu is to transfer the property sooner and get through the two-year period where it will be almost impossible to obtain a new mortgage.
If a mortgage is held by the federal government or insured or guaranteed by it, certain regulations determine how servicing companies should proceed with foreclosure. If these procedures are not followed, homeowners may have more defenses to foreclosure, including a full legal defense based on the servicer’s failure to offer assistance or service a loan properly.
Redemption Periods and Bankruptcy After Foreclosure

Redemption rights may extend the rights of the borrowers even longer. In states that have a redemption period, the borrowers are given a set period of time in which to cure the default even after the home has been auctioned at a trustee sale. But for those homeowners in states where a redemption period is not available, filing for bankruptcy may create a pseudo-redemption period through the right to cure.
However, rulings by state courts on this issue may determine how long this extra right to cure lasts. Some courts have ruled that the foreclosure sale process is completed once the gavel falls at the auction. In these cases, filing bankruptcy will not extend the time to cure the default for any significant period of time. Once the auction has been conducted, the sale process is complete, and the right to cure has expired.
Other courts, however, have ruled that the sale process is not completed until the appropriate company or government agent has executed a transfer deed after the sale, the purchase price of the auction has been paid in full, and the sale has been confirmed by the court. In these states, homeowners may be able to file bankruptcy and have the property listed as a part of the bankruptcy estate and turned over to the trustee.

The pain system is really a very useful set of processes that the body and brain have acquired to help protect us from danger and further injury. For the most part, they work extremely well together to keep us from seriously harming ourselves.
Think of how difficult life would be if there was no pain from touching a hot stove, but tissue damage would result anyway. We would need to use our even more conscious senses to constantly monitor whether we are in danger of damaging ourselves or not.
While no one thinks they want pain, it is often the most effective method to get us to change our behaviors so that we do not injure or kill ourselves inadvertently.
Heat Lose to Mavericks, Series Tied at One Game Each

A fifteen point lead over the Dallas Mavericks in the fourth quarter means nothing; in fact, it means less than nothing.
And it is always a very bad idea to start celebrating a huge lead over the Mavericks late in the game – just ask the Thunder and Kevin Durant about that.
But that is exactly the situation the Miami Heat and their fans found themselves in last night in Game Two of the NBA Finals – the Heat blew a 15-point lead with less than eight minutes to play, and the Mavs walked out with the win.
Exercise and Posture Correction to Help Chronic Pain

Unfortunately, chronic pain does not usually respond well to anti-inflammatory medications, such as aspirin or ibuprofen.
Although changing postures, getting more exercise, and undergoing treatments such as massage or acupuncture may provide short-term relief, the pain usually comes back.

Mavericks Complete Comeback to Defeat OKC Thunder in Overtime

I was watching the Mavericks-Thunder game last night, and with about five minutes remaining in the fourth quarter and the Thunder up by 15, I almost wrote it off as a blowout.
But I kept watching, and the Mavericks kept coming, overcoming a double digit deficit in four minutes with a 17-2 run and tying the game to send it to overtime.
And then the veteran team kept attacking, winning the game 112-105 and going up 3-1 over the much younger Oklahoma City.
